Usually our communities DO NOT have mello roos. If a community does have these fees, it will be noted on its property page.
Are there owner occupancy rules and restrictions?
There are generally a limited number of units available for investors. Please consult a sales agent at the community of interest for specific details.

Each community is evaluated to determine what items within the property will be updated or replaced. Please contact the sales associate at the community of interest for more detail on specific work done.
Can I have a pet at these communities?
Yes. The pet policy and restrictions for each community (typically weight and number of animals) is addressed in the homeowner rules and regulations. Please ask the sales associate for details.
Do I have to pre-qualify with a mortgage lender before I can make an offer?
You must pre-qualify with our preferred lender to make an offer on a property. You can use any lender you choose to finance your home purchase.
What do HOA fees include?
HOA fees TYPICALLY include: exterior maintenance, trash, sewage, building insurance (fire) and water. Some communities may differ, so be sure to read your homeowner documents for clarification.

Each community has different amenities and features. The best way to understand what each community has to offer is to make a personal visit to the locations of interest.

These events are designed to give our online community first choice when our communities open for sales.
